Started in 1980, the Real Estate Development division comprises a team of experienced personnel with expertise in key areas of the development process, including project identification, feasibility analysis, design, marketing and finance. Over the past decade the Real Estate Development division has progressively increased its participation in a large range of projects as a sole developer or in joint venture arrangements. The sectors covered include commercial, residential, master planned communities, retail and industrial. The Real Estate Development division derives a powerful competitive advantage from the company integrated property approach. In particular, the close relationship with the Construction division gives the Property Development division access to quality construction advice at a very early stage of most development projects. In addition, the close working relationship with financial institutions gives the Property Development division the ability to procure and develop property assets that provide a competitive advantage for both divisions.

The Development Process

Successful property development is the process of acquiring a land, making substantial physical changes to it and selling it to potential customer. The property development process generally involves the following:

  • locating a suitable land for development;

  • determining if the development is feasible;

  • purchasing the land or through joint venture (JV) agreement;

  • designing a conceptual development proposal;

  • application for variation of title conditions (AVTC) or subdivision;

  • arranging finance;

  • submission drawings to the relevant authorities for approvals;

  • construction;

  • marketing the project;

  • securing customers; and

  • disposal of the property for net proceeds greater than the total acquisition and development cost.
